Overview

GeoAnalytics helps investment funds:

  • Compare ROI and Cap Rate by building, segment, or community
  • Identify undervalued locations through price trend maps
  • Automate selection based on strategy (short-term, long-term, max yield)

Use Case #1: Compare ROI and Cap Rate by building, segment, or community

  1. Open Investment Analysis.
  2. Select the accordion tab Property Price Indexes.
  3. Enable the layer Cap Rate.
  4. Go to Targeting and configure the property filters.
  5. Click Show on map to view matching projects.
  6. Set up Radar:
    • Measure: Cap Rate
    • Radius: define based on your requirements
    • Set a central point
    • Analyze Cap Rate variation on the map

Result: Visual comparison of Cap Rate by location using map layers.

Alternative Method – Report-Based Comparison:

  1. Open Report Manager.
  2. Go to Targeting and configure:
    • Report Type: Comparison
    • Period: Latest Month
    • Geo Targeting: Select communities, master projects, or project names
    • Risks: Enable if needed
  3. Click Confirm to save the template.
  4. Go to Contents and enable only:
    • Property Price Indexes
    • Associated Risks (optional)
    • Map Frames
  5. Preview the report and, if satisfied, click Export.

Result: PDF report comparing Cap Rate and risk metrics for investment analysis.

Use Case #2: Identify undervalued locations through price trend maps

  1. Go to Investment Analysis from the left vertical panel.
  2. Select the Transport Accessibility tab.
  3. Switch on actual transport hubs (airports, seaports, metro).
  4. Then open Property Price Indexes and toggle required metrics (e.g., sales or rent price).
  5. If needed, open Associated Risks and Infrastructure to toggle more layers.
  6. Analyze how price varies by distance from transport hubs using map visualization.

Result: Spot undervalued locations through price per sq.m trends relative to transport hubs.

Use Case #3: Automate selection based on strategy (short-term, long-term, max yield)
