Overview
The Property Price Indexes API delivers standardized, up-to-date pricing and yield metrics for buildings, master projects, and communities across the Emirate of Dubai. Integrate median sale and rent prices per square meter — as well as capitalization rates into your applications for market analysis, investment decision-making, or portfolio management.
Consultations are available upon request for all users interested in API integration (Google Meet / Zoom).
Functionality
Property Price Indexes API allows you to get rates of prices / sq. m for sales, rent of residential and commercial real estate by communities, master development projects and specific buildings (project names), using Makani Number to search for a building.
Details of Cap Rate with filters:
- by master project, master project, by development project, by real estate format (flat, studio, office, shop, etc.),
- by time periods - by years, by months,
- in currencies: AED and USD.
The main thing is that Price Indexes API allows analysts to get an answer to the key investor's request: where in Dubai and in what real estate is it better to invest according to Short Term / Long Term Investment strategies. Its actual for retail, for warehouses and other businesses taking into account the property formats.

In the GeoAnalytics UI, the Price Indexes tab presents two key yield metrics—Cap Rate and ROI—segmented by residential and commercial property types.

Sales price per sq.meter
Median by property type sales meter price indicator in AED.

Sales rent per sq.meter
Median by property type rent meter price indicator in AED.

Cap Rate (Residential/Commercial)
Displays the current capitalization rate (%) for each segment.

ROI (Residential/Commercial)
Shows the return-on-investment (%) calculated from median sale and rent prices.
