Property Price Indexes API v.1 Documentation

Published on

Overview

Property Price Indexes API v1 provides structured market indicators for the Dubai real estate sector, including price rates per square meter, rental rates, and Cap Rate for residential and commercial property segments.

The API delivers dynamic pricing analytics across key property types and subtypes such as flats, townhouses, villas, offices, shops, and showrooms, enabling data-driven market research, valuation modeling, and investment analysis.

The dataset includes retrospective analytical index values starting from 2024 up to the most recently completed reporting month based on registered deals from the Dubai Land Department.

Consultations are available upon request for all users interested in API integration (Google Meet / Zoom).

Request Rules & General API Logic
Rule Description
Request Types API supports two modes:
  • Single Project Name lookup — returns data for one unique Project Name (En).
  • Bulk dataset export — returns up to 100 records per request with pagination.
Authentication HTTPS only. Two methods:
  • Session-based (Web UI) — login at /login with API key.
  • Bearer Token (Programmatic) — header Authorization: Bearer <API_KEY>. Access granted after dataset selection and payment.
JWT Tokens Optional: exchange API key for JWT at /api/v1/auth/token. Tokens are long-lived and include user metadata (email, allowed datasets, rate limits).
Pagination For bulk exports use query params limit (1–100, default 100) and offset (≥0, default 0). Response includes has_next boolean.
Rate Limits Multi-level limits by subscription tier:
  • Per second (e.g., 1 req/sec)
  • Per minute (e.g., 10 req/min)
  • Per hour (e.g., 100 req/hour)
  • Per day (e.g., 666 req/day)
  • Per month (e.g., 20,000 req/month)
If exceeded: 429 Too Many Requests.
Rate-Limit Headers Each response includes: X-RateLimit-Limit-Second, X-RateLimit-Remaining-Second, X-RateLimit-Limit-Minute, X-RateLimit-Remaining-Minute, X-RateLimit-Limit-Hour, X-RateLimit-Remaining-Hour, X-RateLimit-Limit-Day, X-RateLimit-Remaining-Day, X-RateLimit-Limit-Month, X-RateLimit-Remaining-Month, X-RateLimit-Reset (Unix timestamp).
Quota Reset Per-second/minute/hour limits reset after the interval. Daily resets at 00:00 UTC. Monthly resets on the 1st day of each month.
Unused Quota Remaining requests do not roll over to the next billing period. Each period starts with fresh quota.
Methods & Format GET only. Responses: Content-Type: application/json; charset=utf-8.
Base URLs:
  • /api/property-price-indexes-api/
  • /api/v1/data/{dataset_key} (bulk export)
Dataset Access Control Users can only access datasets selected during subscription. Non-selected datasets: 403 Forbidden.

Geometry is returned in GeoJSON when available.
Error Codes 400 Bad Request, 401 Unauthorized, 403 Forbidden, 404 Not Found, 422 Unprocessable Entity, 429 Too Many Requests, 500 Internal Server Error, 503 Service Unavailable.

Coordinates WGS84 (EPSG:4326), order: [longitude, latitude]. Geometry via ST_AsGeoJSON.
Retry & Rate Limiting Safe to retry idempotent GETs. Use exponential backoff on 429/503. Respect Retry-After header when present.
CORS Allowed origins configured per client. Controlled via Access-Control-Allow-Origin, Access-Control-Allow-Methods, Access-Control-Allow-Headers.
