Geoanalysis of Warehouse Segmentation by ABCD Classes and Usage Subtypes
This showcase is provided by Smart Indexes for informational purposes only. It demonstrates the capabilities of geoanalytics to address complex business challenges, including real estate investment in the Emirate of Dubai, based on Smart Indexes empirical and analytical data on geo-objects and locations in the region.
Technologies: Python Microservices JavaScript Mapbox GeoJSON
The Emirate of Dubai hosts a wide range of warehouse complexes designed to optimize storage and logistics flows, minimizing costs and ensuring rapid response to consumer demand.
Geoanalytics summary and warehouse segmentation on Dubai map, UAE
Overview
According to Smart Indexes’ assessment using open data from the Dubai Land Department, there are 26 564 standalone and complex-based warehouses in Dubai supporting the city’s infrastructure development.
The Smart Indexes team classified these facilities according to the international ABCD system and prepared a segmentation by usage subtypes, adapted to the specific warehouse applications in Dubai, UAE.

Task
Select a warehouse on the Dubai map based on proximity to the Emirate’s major roads, the required class, and usage subtype.
Geoanalytics Requirements
- Accurate data on current warehouse area(s), parking capacity, etc.
- Determination of warehouse proximity to Dubai’s major roads.
- Segmentation of warehouses by class and usage subtype on the map.
- It is important to obtain Makani Number linkage for geonavigation routing within the Emirate of Dubai.

Makani Number Navigation System
Dubai’s geonavigation system uses a unique 10-digit Makani Number to identify building entry points.
Preliminary geoanalysis by Smart Indexes revealed that only 21 554 out of 26 564 warehouse land parcels (81% of the market) have Makani Number linkage.
The Smart Indexes map offers segmentation by class, usage subtype, and Makani Number, ensuring a quick preliminary selection of warehouse complexes for price analysis and commercial rent or purchase evaluation.
Geoanalytics Features for Warehouses:
operational segmentation by class and subtype on the map
The Smart Indexes team prepared an interactive map with a “Warehouse Segmentation” layer for filtering.
How to Use the Geoanalytics Map for Warehouse Selection
- Open the map with the “Warehouse Segmentation” layer enabled and wait for the class- and subtype-colored polygons to render.
- Select a tab in the Analytics panel:
- Summary — overview of the warehouse market (chart and table), including presence/absence of Makani Number for entry/exit points.
- Classes — summary table and chart of classes A, B, C, D (single warehouses vs. complexes), including market capacity by count and percentage share.
- Subtypes — summary table and chart of main usage subtypes, plus ability to highlight polygons of a selected subtype on the map.
- Click a warehouse class in the legend (or table) to display only that class on the map (other polygons will be hidden).
- Select a usage subtype and evaluate which options meet location, class, and usage requirements.
Warehouse Typology
- Single Warehouse
- BigBox Production Complex
- Warehouse Logistic Center BigBox
- Warehouse of Urban Logistics
- Single Warehouse with Workshop
- Last Mile Warehouse
- Single Large Warehouse
- Complex Light Industrial

Conclusions
A comprehensive warehouse selection solution must consider an integrated analysis of prospective sites based on interrelated factors:
- transport accessibility (proximity to major roads and logistics corridors);
- warehouse class (A, B, C, D) and usage subtype (BigBox, Last Mile, etc.);
- actual warehouse area and freight parking capacity;
- Makani Number linkage for convenient geonavigation;
- freight and vehicle traffic in the area (route lengths, congestion);
- pedestrian traffic (for warehouses with public pickup zones);
- demographic and economic parameters of surrounding districts (workforce, population density);
- crime rates and traffic accident statistics near the warehouse;
- environmental and urban planning constraints (noise and environmental control zones).
Smart Indexes Solution for Warehouse Logistics
For warehouse logistics challenges, Smart Indexes offers a comprehensive solution tailored to client requirements, leveraging:
