Segmentation:

Geoanalysis of communities for risk management

Published

This showcase is provided by Smart Indexes for informational purposes only. It demonstrates how geoanalytics supports risk-aware decision-making for Dubai’s real estate market using empirical and analytical data on geo-objects and locations in the Emirate.

Technologies: Python OpenAI Microservices JavaScript GeoJSON Mapbox

Dubai has 222 communities with highly differentiated characteristics by land area, elevation, population, and population density. This map is an instrument for visual, first-pass geoanalysis designed for beginner investors and analysts considering Dubai’s real estate market as a potential growth point for assets. It helps quickly compare locations and understand where risks and indicators are higher or lower relative to others.

Overview

The map provides a top-level comparison of Dubai communities by four metrics and uses color segmentation across five classes to enable quick visual assessment. Users can filter by class via the legend and click a community polygon to view a popup with key indicators.

Data sources

Traffic accident data from Dubai Pulse (dataset); administrative community boundaries from Dubai Pulse (DLD). Time windows and dataset versions should be specified upon publication. Full community datasets and derived indices (e.g., transport accessibility, flood risk) are available for geoanalysis.

Metrics on the Map

  • Population — resident count per community.
  • Population Density (people/km²) — average residents per square kilometer.
  • Average Crime Risk — a modeled indicator based on Dubai Police statistics of crimes per 1,000 residents, adjusted by community population and density. Logic: the higher the density, the higher the likelihood of incidents, all else equal.
  • Traffic Accident Level — ranking by officially recorded road accidents within community boundaries.

Geoanalytical color segmentation

Color segmentation uses five classes with unified labels: Min, Low, Medium, High, Max, corresponding to ranges 0–19%, 20–39%, 40–59%, 60–79%, 80–100%. In the legend you will see, for example, Min 0–19%, Low 20–39%, … Max 80–100%, and the colors match the map fill.

Visual comparison across these metrics supports a practical, risk-aware assessment of Dubai’s locations. The color segmentation provides a universal way to compare comparable geo-objects on the map plane and to narrow down areas for deeper due diligence.
