The Smart Indexes team researched the Dubai Land Department’s data and implemented a well‑known A–B–C classification system for office buildings in Dubai. This approach aligns with US and European investment standards and streamlines price/sq.m analysis by community and surrounding infrastructure.

Overview

Our pipeline ingests monthly refreshed open data from the Dubai Land Department via Dubai Pulse, links Communities ↔ Master Projects ↔ Development Projects ↔ Units, and applies an adapted A–B–C criteria matrix with age‑based downgrades for buildings older than 10 years.

Classification Categories

• Class A (including A+ and A–): Represents premium, newly developed commercial projects in Dubai (built within the last 10 years).
• Class B (including B+ and B–): Represents the business segment of commercial projects constructed approximately 10 or more years ago.
• Class C (including C+ and C–): Represents the economy segment, includes older buildings with lower levels of infrastructure quality.
